1st Speaker, Joan Wintergreen- Housing …………….. (organized, very informative ) HMFA –Finance multi-family housing units. Affordable housing funds are involved.
3 Things are involved in making housing work 1-Capital Often the only thing considered and actually most times it’s the easy part 2-Operating- Costs such as Mortgage, Landscaping, Repairs, Utilities, electric, gas, water, sewer, cable, trash? 3-Services- This is often the most difficult to provide, sometimes its hard to find what is best for your child. The goal should be what ever is required for your child to thrive.
Help with Operating costs may be: “Housing choice voucher” (via HUD, section 8) “S-Wrap” is gone “Affordable housing units set asides. Often development in a municipality needs to also provide a percentage of affordable housing units. These are often 1st come 1st serve. If you are ready and see development going on, stop and talk to some one about the affordable housing units. Help with Service Support Supports program. (this is new) Comprehensive waiver Medicaid, 5,000.00-15,000.00 Plus Personal care hrs
Closed Housing lists are advertised in paper when they open. CCW waiver is fully supported. HMFA-www.njhmfa.gov Supportive housing-www.sha.nj.co HUD Section 8,11
2 nd Speaker-Sandy Cooper-NEIGHBORS Inc. (passionate) Clients can get low interest Mortgages via HMFA They may share the home with someone that pays rent and/or supports the client. Told stories of those that could afford to buy homes Spoke of the “Learning journey” Supports coordinator, or support services There are about 150 “qualified providers” of services in NJ. Assisted living services 5,000.00 to 8,000.00 a month. (I think she meant this is the average range of costs)
3rd Speaker-Tom ……………..BERGEN COUNTY REAL ESTATE DEVELOPER Works with united way to build affordable housing, including group apartments.
His company developed Crescent Commons His company developed a building specifically designed for Autistic clients.
